Overland Park KS Homes for sale & Johnson County Real Estate Blog

Hampton Place 2018 Real Estate Year in Review

Every year in January I write my annual recap of Hampton Place Home Sales for the prior year, 2018 will go down as the year of "Sale Pending" no sooner than a home listed did it seem like it was under contract. For those of you who are considering selling in 2019, here is a look back and my forecast for 2019.

    A look back at 2018

The overall number of homes SOLD was relatively unchanged from 2017 and hasn't changed much over the past 5 years, we have been generally seeing about 20 to 30 homes sell per year. In a neighborhood the size of Hampton Place we would expect a turn over rate of 10% but have seen only about a 5% turn over rate for the last 5 years.

While the number of homes SOLD has been flat, the average sales price for Hampton Place homes has been steadily increasing. The average sales price in 2018 increased 6.4% from 2017 and is up an incredible 17.3% from 5 years ago.

Another encouraging statistic is the average days to sell, in 2018 Hampton Place homes Sold in 15 days or less while taking 41 days in 2017 and 54 days five years ago.

So what does 2019 have in store for Hampton Place?

We are expecting 2019 to be the year where the market starts to change. We have been in a sellers market for several years now due to increased demand and a severe lack of available homes. Rising interest rates has begun to slow demand as higher rates and the increased value of homes has pushed many buyers out of the market.

Our expectation is that the Spring market will still be strong but will lead into a slower market for the fall and that the balance will start to shift from strong sellers market to a more balanced market in the second half of the year.

No Lender Fees, Save Thousands with Keller Mortgage

The New Keller Mortgage is changing the way buyers finance their new home purchase. Keller Mortgage was started by Keller Williams Realty to create a better way for buyers to purchase a home and for sellers to be able to offer better financing options to potential buyers of their home.

    Keller Mortgage Benefits for Buyers:

Ask anyone who has purchased a home recently and you will most likely here a similar story, that there are not a lot of homes available and the competition to get a desired home under contract  is even more competetive.

This where Keller Mortgage comes in. Keller Mortgage offers no lenders fees to you when you work with a Keller Williams agent or you purchase a home listed by a Keller Williams agent. So why is this so important? It allows you to make an offer that is more competetive. Most buyers request the seller to pay all or a portion of their closing costs, by asking for closing costs you reduce the value of your offer to the seller. By using Keller Mortgage you eliminate the lender fees which allows you to make an offer without a request for seller paid closing costs

Not only does Keller Mortgage not charge any lender fees, it also provides a $1000 credit* to pay any third party closing fees (*Available on loans above $150,000)

Another value of the program is that Keller Mortgage orders the appraisal immediately when other lenders wait until after the inspection contingencies. This gives a seller piece of mind knowing that a major hurdle to the sale can get crossed of the list quickly. This feature give the seller another reason to selct your offer over other suitors.

    Keller Mortgage Benefits for Sellers:

When you hire a Keller Williams agent to list your home, any buyer who wishes to purchase your home becomes eligible to use Keller Mortgage.

This benefit allows any buyer who views your home and makes a written offer to finance your home with Keller Mortgage.

Since the buyer no longer needs you to pay their closing costs, it results in a higher net offer to you the seller. This can put thousands of extra dollars in your pocket.

You also benefit from the appraisal being ordered immediately and also knowing that the buyer is well qualified to purchase your home.

This feature also makes a buyer more likely to offer on your home as opposed to another home that is not offering this financing.

Lastly, Keller Mortgage will be available to you when you purchase your replacement home.
